Rental Criteria
Requirements for Renting
To reserve an apartment with a Westover Property, an application must be completed in full, all required documents provided, and application fees paid. If more than one person is residing in the apartment, all parties must complete the application process to effectively reserve the apartment.
Below are the requirements and/or factors included in our application decision:
- We require or accept the following documents along with the application: Photo ID (State Issued ID, Passport, etc), two most recent paystubs (or an offer letter for new employment / tax return for self-employed)
- Income Requirements: You must make three times the monthly rent. Applicant(s) must gross 3 times the monthly rent within a month. Example: Monthly rent is $1,000 - Applicant(s) must gross, at least, $3,000 per month. Income must be current, taxable, and documentable.
- We will run a Credit and Criminal Check on all applicants 18 years of age and over. We will not accept bankruptcies within the last 3 years, no evictions, and no unpaid utility collections.
- In the State of New Jersey, only credit is run first, and if approved, a conditional approval letter is sent. After the letter is sent, the criminal background check is run. If the credit does not meet qualifications, the application is denied.
- Application Fees are $50 for primary, additional leaseholders and Guarantors. A $25 application fee will run criminal checks on all occupants over 18 years of age.
